Roof replacement costs: what this tool can show
For the 2,000-square-foot roof-surface example, the national architectural-asphalt band is $8,000 to $16,000. That is a useful starting budget, not a measured Fort Smith average. The actual roof, its access and what needs rebuilding determine the quote.
Keep the example if you do not know the roof dimensions. You can compare materials without climbing, measuring or converting roofing squares. The tool explains its basis and makes no insurance-payment assumption.
Roof replacement cost calculator
Use the example or change the area, measurement basis, roof pitch and material. The total updates from the same published national planning bands so you can compare the choices consistently.
Keep the 2,000 sq. ft. example, or enter an area you already know. Roof footprint means the area covered, not total living space.
Keep the 6:12 example unless you already know the pitch. Pitch helps check material suitability.
Estimated project total
Planning total for 2,000 sq. ft. of actual roof surface, using architectural asphalt. Removal and damaged decking need a property-specific allowance.
Use this as a starting budget. It is not a price offered by Fort Smith Roofing Co. Actual roof condition, access and the complete work scope set the quote.
Discuss your roof projectNational installed planning bands, not a Fort Smith bid average or a quotation. Removal conventions vary; damaged decking, complex details and project requirements can add cost. Updated 2026-09-18.
The numbers and assumptions behind this tool
Architectural asphalt uses $4 to $8 per square foot of roof surface; designer asphalt uses $6.50 to $16. These are national installed ranges checked September 18, 2026. Standing-seam metal uses a national $7 to $30 range spanning different metal types. A chosen product and roof scope narrow that broad band.
The calculator multiplies the selected surface area by the material band. If you choose footprint, it adjusts that area for the entered pitch. It does not estimate valleys, waste, overhangs or separate roof levels. The inspection and measurement establish the actual scope.
Labor and material are represented in the source bands. Removal practices vary by source and project; no separate removal amount or hidden-damage allowance is automatically added. A simple roof and a complex historic roof can fall in very different places.
What the roof cost range includes
| Part of the project | How to read the planning range |
|---|---|
| Installed roofing | The material bands come from national installed-cost research. They show broad planning costs for the selected covering, not measured Fort Smith quotes or a price for your address. |
| Removal and hidden damage | Published removal conventions vary. Existing layers, deteriorated decking and structural repairs need a property-specific scope; the tool does not guess the amount of concealed damage. |
| Shape, height and access | A roof with valleys, dormers or difficult staging can take more work than a simple roof with the same area. A pitch allowance cannot describe every one of those conditions. |
| The finished project | Flashing, roof-edge details, ventilation changes and any separate gutter or interior work need to be identified in the actual project. A selected material and an area estimate do not settle those items. |
Repair costs, replacement budgets and insurance
A replacement planning range answers one budget question. Repair work and insurance payments need their own scope before you can tell what the household may need to pay.
Repairing a known defect
A pipe-boot repair and a water-damaged valley involve different access and layers. This replacement calculator does not price those jobs. See roof repair costs and scope.
Planning a replacement
When surrounding roofing no longer supports sound repairs, the decision concerns the larger assembly. The replacement service page explains that work.
Paying through a claim
A covered scope can still leave a deductible and costs outside the policy. Claim payments have their own rules. See the roof insurance payment example.
Roof Cost FAQs
Is this a Fort Smith roof replacement quote?
No. It is a national planning tool. A property-specific inspection, measurement and agreed scope are needed for an actual quote.
Is living area the same as roof area?
No. A two-story house can have more living area than roof footprint, while a sloping roof has more surface than its flat footprint. Choose the basis you already know or keep the example.
Why does a very low pitch stop the shingle estimate?
Asphalt shingles require a minimum 2:12 slope. A lower slope needs a different roofing system, not a shingle price multiplied across it.
Does the tool give an average roof price for Arkansas?
No. Its cost bands are national research applied to the selected roof example. They are not a survey of Arkansas or Fort Smith bids. An actual local quote needs the property, measurements and agreed work.
